    Standard homeowners and renters policies don’t cover flood damage, and a new policy from the federal flood insurance program doesn’t take effect until 30 days after you buy it. Get a flood quote this week, so the policy is already in force when the next big storm arrives.

    This fall, that 30-day wait matters more than usual. On Sept. 10, 2026, NOAA forecasters gave 75% odds that the El Niño building in the Pacific will be the strongest in records going back to 1950 before the year ends. El Niño winters tend to send more storms across the southern U.S., from California to Florida.

    California’s governor has already declared an emergency, and on Sept. 22 the state’s insurance commissioner urged residents to review their coverage before the storms arrive. A policy bought in early October is in force by early November.

    You don’t have to live in a flood zone for this to matter. FEMA counts as a flood any excess water on normally dry land that covers two or more acres or reaches two or more properties. A creek over its banks qualifies, and so does rain that pools across a whole block. From 2014 through 2024, 29% of National Flood Insurance Program claims came from outside the areas FEMA maps as high-risk.

    Water from your own plumbing is different. According to the National Association of Insurance Commissioners, homeowners policies pay for a sudden and accidental discharge from the plumbing, like a burst pipe. The line between covered and excluded is where the water starts.

    Ask the agent or company behind your home or renters policy for a flood quote. If they don’t sell flood coverage, FloodSmart.gov lists providers and has a quote tool. The federal program works through more than 48 insurance companies, and all of them charge the same rate, so one quote gives you the federal price.

    A federal policy covers the structure for up to $250,000, and you can add up to $100,000 for belongings. Renters can buy the belongings coverage on its own. The main exception to the 30-day wait is a policy bought while you take out, increase, extend, or renew a mortgage.

    Buy it on a dry day. The clock starts when you buy, and a storm shows up in the forecast only days before it hits.
